08 — How the marketplace works

We connect people. Your lawyer closes the deal.

InvList is a listings platform — not a broker, agent, escrow agent, or party to any transaction. We give you the room to meet. Everything that gets signed, transferred, or registered happens between you, the other side, and qualified legal counsel.

Owner posts the opportunity.

You write your own listing — terms, capital required, returns, exit. We check basic identity and that a Registro reference exists, but the figures, claims, and structure are yours. Before you publish anything you'd actually sign, have a lawyer read it.

ii.

Investor verifies — everything.

Browse, save, message owners directly. Treat every number on a listing as the seller's claim, not our guarantee. Pull the Nota Simple yourself, commission an independent valuation, check liens, taxes, planning permissions. Don't transfer a euro before your lawyer has read every document.

iii.

You close, at a notary, with counsel.

Spanish property and partnership transfers happen at a notary — by law, not by us. Bring a lawyer to every signature. Pick one from our Legal Partners section, or use your own. Any contract templates we share are starting points only — your lawyer adapts them to your deal.
