1. What InvList is

InvList (invlist.com) is a listings platform that connects property owners and deal originators with investors and capital partners in Spain. InvList is not a broker, real estate agent, financial adviser, or legal adviser. We provide a marketplace for parties to discover each other — we are not a party to any transaction.

2. What InvList is not

• InvList does not verify the accuracy of listings posted by users.
• InvList does not provide financial, legal, or investment advice.
• InvList does not guarantee any return, profit, or outcome from any deal listed on the platform.
• InvList does not hold or transfer funds on behalf of any user.

3. Your responsibilities

By using InvList you agree to:

• Post only accurate, truthful information about properties or deals you control or have authority to represent.
• Seek independent legal advice from a licensed Spanish abogado before entering any agreement with another party found through InvList.
• Conduct your own due diligence on any deal, property, or counterparty before committing capital.
• Not use the platform to post fraudulent, misleading, or illegal listings.

4. Limitation of liability

To the maximum extent permitted by applicable law, InvList and its operators are not liable for any loss, damage, or claim arising from your use of the platform or any transaction entered into with a party discovered through InvList.

5. Governing law

These terms are governed by the laws of Spain. Any disputes shall be subject to the jurisdiction of the courts of Alicante, Spain.
